Analysts talked about how the value of real estate changes in different regions of Ukraine. Lviv is gradually capturing the capital.
The real estate sector in Ukraine began to recover from February 24, 2022, and now prices in some regions have reached almost pre-war levels. The cheapest is in the settlements close to the front. This is evidenced by the statistics of the LUN portal.
According to preliminary data, in the last three months prices have fallen by 400 thousand hryvnia, or 12% of the cost, in the capital alone. In other cities, everything remained without significant changes.
Analysts indicate the following statistics on the cost of one-room apartments in different Ukrainian regions as of February 2023:
- Kyiv – 3.2 million UAH;
- Lviv – 2.1 million UAH;
- Odessa – 1.7 million UAH;
- Vinnytsia – 1.6 million UAH;
- Uzhhorod – 1.6 million UAH
The cheapest are in settlements in the central and southern regions of the country, namely:
- Kherson — UAH 1.1 million;
- Nikolaev – 1 million UAH;
- Kropyvnytskyi – 940 thousand UAH;
- Zaporozhye – 920 thousand UAH;
- Krivoy Rog – 480 thousand UAH.
Statistics are based on quotes in ads, but according to experts, the amount of payment is negotiated directly with the owner at the time of purchase.
“In areas close to the war zone, such as Kharkov, Nikolaev or Kherson, the discount may be more significant. However, the number of apartments offered in the same areas is at best 1/5 of the pre-war.” Before the war, most property owners who still planned to sell real estate postponed this decision until victory,” say experts.
