Kiev is not the leader: where is the most expensive and cheapest rental housing in Ukraine

The leadership in the cost of renting a one-room apartment is held by the Transcarpathian region. In general, in Ukraine in January, compared with December, the average monthly rent for an apartment increased by 5.2% – from 5,699 UAH to 5,994 UAH.

In January 2023, Ukrainians paid an average of 6,000 hryvnia for renting apartments. This is evidenced by the data of the State Statistics Service.

The most expensive rental housing was in the Transcarpathian region – on average 13 123 hryvnia for a one-room apartment. The second place is taken by the Lviv region, where the rent for a one-room apartment has increased by 0.2% since December 2022. 10 996 hryvnia.

In Kiev, currently in third place, it has become cheaper to rent housing in general, as prices have fallen by 2.6% – up to 7,438 UAH. The fourth and fifth places are occupied by Khmelnytsky (7 165 hryvnia) and the Chernivtsi region (7 095 hryvnia) respectively.

Where is the cheapest rental

As before, cheap housing can be rented in the facade areas. For example, in the Kherson region, you can rent an “odnushka” for only 2,905 hryvnia, in Zaporozhye – 2,862 hryvnia, in Sumi – 2,687 hryvnia.

In general, in January compared to December in Ukraine, the average monthly rent for an apartment increased by 5.2% – from UAH 5,699 to UAH 5,994.

How much can you buy a one-room apartment in Ukraine?

According to the statistics of the LUN portal, the cost of apartments in different Ukrainian regions as of February 2023 was as follows:

  • Kyiv – 3.2 million UAH;
  • Lviv – 2.1 million UAH;
  • Odessa – 1.7 million UAH;
  • Vinnytsia – 1.6 million UAH;
  • Uzhhorod – 1.6 million UAH

Cheaper cost of apartments is observed in settlements in the central and southern regions of the country, namely:

  • Kherson — UAH 1.1 million;
  • Nikolaev – 1 million UAH;
  • Kropyvnytskyi – 940 thousand UAH;
  • Zaporozhye – 920 thousand UAH;
  • Krivoy Rog – 480 thousand UAH.

What has happened in the real estate market since the beginning of the war?

In 2022, there was an imbalance in the Ukrainian real estate market due to the war and security situation. Pervin Dadashova, Director of NBU’s Financial Stability Department, said during the presentation of the Financial Stability Report at the end of December that just over a quarter of the number of deals for the same period of 2021 were concluded in the first three quarters. last year.

Pervin Dadashova said, “According to the price criteria, currently renting a house seems to be a better alternative than buying and this will continue for a longer period of time.”

As stated in the NBU, the residential rental market reacts quickly and tangibly to changes in the macro environment and security conditions. After the spring fall, demand here remains low and there are no signs of lasting recovery.
