The cost of 1-room apartments in Ukraine has changed significantly: details

The largest decrease in prices of this type of real estate was recorded in the Dnepropetrovsk region, and the increase was recorded in the Volyn region.

Prices of one-room apartments in the secondary real estate market in Ukraine have changed. This trend has affected the entire country; There was both an increase and decrease in prices in different regions. This is stated in the material of the OBOZ.UA publication according to the profile market DIM.Ria.

The largest increase in prices of one-room apartments between February and March 2024 was recorded in the Volyn region, where prices increased by 19% to an average of $ 46,616. The most significant drop in prices was seen in the Dnipropetrovsk region, where prices fell by 4% to an average of $42,954.

Price reductions for one-bedroom apartments ranged from 1 to 4 percent, according to the source. These apartments have become cheaper in the following areas:

  • Cherkasy – by 3%;
  • Rivne – 3%;
  • Kharkiv region – 3%;
  • Poltava – 2.2%;
  • Vinnytsya – 2%;
  • Zaporozhye – 2%;
  • Nikolaevskaya – 1.1%;
  • Odessa – 1%.

At the same time, the range of price increases is much wider, starting from 0.1% and reaching up to 19%. In addition to the Volyn region, the cost of one-room apartments has increased significantly in the following areas:

  • Chernivtsi region – by 9.3%;
  • Ivano-Frankivsk – 4%;
  • Chernigovskaya – 4%;
  • Sumi – 4%.

Prices for one-room apartments on the secondary market in the capital increased by only 0.1%.

What are the prices of one-room apartments in Ukraine?

On average, prices for one-room apartments on the secondary market in Ukraine range from $20,738 to $93,168. The highest prices were recorded in the capital, where the average price was $93,168. Moreover:

  • Lviv region – $ 69,680;
  • Transcarpathian region – $53,401.
  • Vinnitsa region – $51,935;
  • Ivano-Frankivsk region – $ 50,373.

According to analytical data, the lowest prices for one-room apartments are observed in the Kherson region and amount to $ 20,738. Attention is also paid to the following:

  • Zaporozhye region – average $ 22,612;
  • Nikolaev region – $ 23,164;
  • Kirovograd region – $ 27,902;
  • Sumi district – $28,867.

How has the cost of renting a one-room apartment changed?

The situation with rental prices for one-room apartments in Ukraine is also changing in different directions. On average, rental costs can fluctuate between increasing and decreasing. For example, while rents become more affordable in the Kherson region, rent prices may increase in Kiev.

In general, rental prices for one-room apartments increased from 0.1 percent to 57 percent. A noticeable increase in rental costs is observed especially in the following cases:

  • Sumskoy – by 23%;
  • Transcarpathian – 21%;
  • Cherkasy – 11%;
  • Kirovograd regions – 10%.

Rental prices for one-room apartments in Kiev increased by 6.2%.

Additionally, the cost of renting a one-room apartment decreased by 0.2% to 20% in the following areas:

  • Poltava – by 4%;
  • Dnepropetrovsk – 2%;
  • Ivano-Frankivsk – 1.4%;
  • Odessa – 0.3%;
  • Kharkiv region – 0.2%.

Let us remind you that there will be a subsidy for rental housing to be purchased by some internally displaced persons (IDPs) in Ukraine. It is assumed that the size of the subsidy will depend on the cost of renting housing in the regions to which citizens move.
