More new apartments and houses: How housing is built in Ukraine in 2023

In Ukraine, the pace of new housing construction continues to be low in areas close to the war zone. In general, houses and apartments were actively built in five regions of the country in 2023.

After the large-scale invasion of Ukraine by the Russian army, some real estate experts said that the new construction market would be completely stopped and many developers would cease their activities and leave the market. Experts’ fears were partially justified; For example, according to the State Statistics Service, there will be 7.38 million square meters of housing in Ukraine in 2023.

According to government data, one-room residential buildings were actively built – their total area was 3.48 million square meters. And houses with two or more apartments – 3.88 million square meters.

At the same time, much less housing in general was built, which was dormitory – only 12.5 thousand square meters.

There are five leaders by the total area of ​​​​residential buildings put into operation in 2023:

  • Kyiv region –1.38 million square meters;
  • Kyiv – 1.3 million square meters;
  • Lviv region – 769.4 thousand square meters;
  • Vinnitsa region – 658.5 thousand square meters;
  • Ivano-Frankivsk region – 526 thousand square meters.

According to estimates of the State Statistics Service, the total amount of housing delivered in other regions of Ukraine amounted to almost 500 thousand square meters.

It is noted that housing construction rates are low in areas close to the front line. The lowest annual figures start from 50 thousand square meters. Approximately the same indicators in the following areas:

  • Sumskaya – 52.3 thousand square meters;
  • Nikolaevskaya – 33.5 thousand square meters;
  • Kirovogradskaya – 32.4 thousand square meters;
  • Zaporozhye – 21.5 thousand square meters;
  • Donetsk – 5.5 thousand square meters;
  • Kherson – 2.2 thousand square meters.

According to government statistics, a total of 89.2 thousand houses were built in Ukraine last year.

How have new housing prices changed?

The largest increase in the cost per square meter of primary housing in 2023 occurred in the Kharkov region, with an increase of 35% to 28.3 thousand hryvnia. In Kiev, the square meter price decreased by 2 percent to 47.3 thousand hryvnia.

In Odessa, prices also decreased by 6% to 33 thousand hryvnia, while in the Dnieper square meter decreased by 2% to 39.2 thousand hryvnia. And the average cost of one square meter in Lviv is 35.8 thousand hryvnia (-2% per year), in Uzhgorod it is 40.1 thousand hryvnia (+1%).
